1. Who we are

Inhabit Realty LLC (“Inhabit,” “we,” “us”) is a Florida real estate brokerage (license CQ1060460) operating inhabitrealty.com. This Privacy Policy explains how we handle personal information collected through the Site and through our brokerage services.

2. Information we collect

You provide directly

• Name, email, phone number, mailing address — when you submit a contact form, request a CMA, or sign a representation agreement.
• Property details and timing — when you tell us what you’re looking for or what you’d like to sell.
• Financial qualification information — only when you choose to share it with your agent in service of a transaction.

Collected automatically

• IP address, browser type, device information, and pages viewed.
• Cookies and similar technologies for session management and analytics.
• Search queries and saved favorites if you create an account.

From third parties

• MLS feeds (Beaches MLS, Miami MLS) — listing and property data.
• RealSatisfied — when you submit a post-transaction review on our profile.

3. How we use your information

• To respond to inquiries and represent you in real estate transactions.
• To match you with the right agent on our team.
• To deliver property recommendations, market reports, and (only with your consent) marketing communications.
• To comply with Florida real estate licensing, escrow, and recordkeeping requirements.
• To improve the Site and the open-source brokerage stack that powers it.

4. How we share your information

We do not sell personal information. We share information only with:

• Service providers who operate parts of our stack (e.g., SkySlope, AWS, Twilio) under contract and only for the purpose for which we engaged them;
• Cooperating brokerages, lenders, title companies, inspectors, and appraisers as part of an active transaction you authorize;
• Government regulators when required by Florida statute or court order;
• Successors in the event of a merger or acquisition, subject to this Policy.

Mobile phone numbers and SMS opt-in consent are not shared with third parties or affiliates for marketing or promotional purposes. Phone numbers are shared only with the message-delivery provider (Twilio) strictly to deliver the messages you have asked us to send.

4a. SMS / text messages

When you give us your mobile number — by submitting a contact form, signing a representation agreement, or texting our brokerage line — you may receive text messages from us in support of your real estate transaction or because you specifically requested follow-up.

• Categories of messages: transactional updates (showing confirmations, offer status, closing logistics), conversational replies from your agent, and — only with your separate consent — recurring market updates or saved-search alerts.
• Frequency: message frequency varies based on your transaction stage and any subscriptions you opt into.
• Cost: message and data rates may apply; check with your wireless carrier.
• Opt out: reply STOP to any text from our brokerage to be removed. We honor STOP immediately and confirm with one final message.
• Help: reply HELP to any text for support, or email privacy@inhabitrealty.com.
• Carriers: US carriers are not liable for delayed or undelivered messages.

5. Cookies

We use first-party cookies for session management and authentication. Aggregate analytics cookies measure Site traffic in a privacy-respecting way (no cross-site tracking, no third-party ad networks). You can disable cookies in your browser settings; some Site features may not work without them.

6. Your rights

You may at any time:

• Request a copy of the personal information we hold about you;
• Ask us to correct inaccurate information;
• Ask us to delete your information, subject to legal recordkeeping requirements (FL real estate transactions must be retained for at least five years);
• Opt out of marketing communications at any time by replying STOP to any text or unsubscribing from any email;
• Lodge a complaint with the Florida Attorney General or applicable supervisory authority.

7. Data retention

Transaction records are retained for a minimum of five years per Florida Real Estate Commission requirements. Marketing contact records are retained until you opt out or three years of inactivity, whichever comes first.

8. Children

The Site is not directed to children under 13 and we do not knowingly collect information from them.

9. Changes

We may update this Policy. The “Last updated” date above reflects the current version. Material changes will be communicated via the Site.
